  • Managerial Leadership! Managerial Leadership!
    Being a former LCAM, license 0127, and a 37 year resident of Cypress Bend, I am very happy to relay to you that our Manager, Marie Josephs, is doing an outstanding job. She stays on top of each situation and works hard to nip problems in the bud, and correct ones that have already come to light.
    As you know, a Property Manager must possess knowledge on many multi-faceted subjects, in order to provide effective leadership for an Association.
    Marie Josephs can and does provide that leadership for Cypress Bend Condo II. With an excellent grasp of our documents and Chapter 718 F.S., guiding Board Members and residents is very important. Super customer service, when questions arise, is second nature to her, as she works hard to give them a satisfactory answer. When I send an email to her, concerning a maint. issue, she sets up a work order and always responds quickly. Posting Association news releases, along with the meeting dates and agendas, etc., keeps all residents up to date, in addition to use the fine EPM website.
    We are lucky to have Marie here, and EPM, I am very sure, is so proud to have her on board, and representing them in the best possible light. It's easy for her to treat all owners and guests with respect, while dealing with new challenges, which are difficult and demanding, but she always does it with a smile on her face. Marie is a five star Manager and we are lucky to have her. Cypress Bend has never looked better or been managed more effectively.
    The future is bright for her in Property Management, or in any other business endeavors.
    My best wishes for her. She has my utmost respect!

  • Yes Dawn was helpful except the co. Keeps sending me the same letter that I owe $64.I have over paid not under paidd Thanks for emailing me back as I need them to straighten out this balance owing I over paid in April and May and the ledger should indicate that .Thanks Susan Varca 412C

  • Lots of room for improvement My expectations of the service were much higher based on conversations with Jay. I cannot say that I am satisfied with the service. Email responses take too long and follow up tasks take very long to be completed.

  • Customer Service is good, estoppel request process is terrible I love working with Gabriela, she is very nice and we never have any issues. However, you're office requires the $150 delinquent fee to be paid up front with the estoppel fee when we have no idea if the account is delinquent, and your office refuses to send our checks back to us, even if we provide a self-address pre-stamped envelope with the requests and checks so we have to stop payment on every delinquent check we send to your office once we have the estoppel back because 99% of the time, the accounts are not delinquent so we wasted a check for nothing. Most companies will advise us after looking over the account or we can call and verify if the additional fee is due or the fee is to be collected it at closing. We've wasted many checks (and continue to waste) on your company and we prefer not to send in $150 every time just to be told the $150 was not needed in most every case. Please revise your process so we can stop wasting checks. Thanks.

  • Dawn was extremely attentive and helpful beyond what is expected. I am an appraiser who needed some privileged information about the Subject project in order to complete the appraisal report which helps the owner of one of your units. I was given the needed information without resistance in a very helpful way. This does not happen at many other management offices.
