  • Very satisfied with employees I have been in contact with. When I call Exclusive I have the option to talk to an actual person, not a recording, if I so choose. These are courteous people who have the answers to your questions. This is in stark contrast to my experiences with our previous management company.
    I also met our property manager, Mara Carter who happened to be outside with a couple of our board members and was happy to hear that she had immediately started working to resolve an issue with one of the owners in the building I live in. And hopefully, in the not too distant future, myself and other owners can live in peace and not have to put up with the destructive behavior of this person.

  • Read those comments Left you 5 stars because I don't want to hurt your rating but there are several things you need to improve on ....

    You had me and my roomate go through the whole process to apply on a condo for the second year in a row after the owner vouched for us and we never missed the payment. Employees were rude and made us have a bunch of letters of recommendations and pay fees after fees for background checks and all the other stuff we went through the first time.

    You asked for 3 different money orders upon the approval process and that was really annoying but understandable.

    Yesterday I needed a pool key and I showed up to pay 25$ and I had both cash and a card and I had to go back to publix to get another money order for the 25$.

    I understand the big amounts and not wanting to hold large sums of cash but asking a money order for a 25$ key makes no sense.

    anyways.... try to be nicer with previous renters

Please understand that these rules are not EPM rules and we can only go by the rules that were put in place by your association. If you were living there previously and was never screened and approved by the association prior to moving in, then you were living there illegally according to your association's rules. We are contracted to abide by what your association's rules require us to do . As for the key, that money does not belong to EPM, but for your association. All money orders and checks are deposited into the association's bank account electronically and that is why we are not able to receive any cash payments. I hope I was able to clarify any questions/concerns you may have and we apologize for any inconvenience this may have caused you.

  • Efficient, Job well done! We received a communication from Heather that she had received the ACH document in time for Feb 2020 activation but we would first have to pay the Jan 2020 payment by check as there was no time to include it at this moment. I responded that I had been in touch with her office in December and had sent 2 envelopes to them: 1 with the ACH agreement for Feb 2020 onwards and 1 with a check & payment coupon for Jan 2020 that was sent to the Miami lockbox. I asked her to confirm payment and advise me that all was well and that the matter had been resolved, which she did the following day. Fast & effecient, the way I like it.

  • I Just moved from Stamford CT. Luckily I didn't have to keep searching for apt. I felt in love with the 1st one I saw Spanish Moss Terrace. The Ladies At Exclusive Property Management has been extremely helpful from start to end. When I went to get my parking pass it they had they little party I even put a vote on worst xmas sweater, very down to earth, every single one I dealt with were professional attentive, and understanding. I would recommend this place to anyone.

If there were any amendments to the Bylaws, they will be in addition to the original document. The Rules and Regs are what was put in place by your association. EPM does not retype up your R&R.
