RecommendedKeep EPM to Manage Our Property EPM has done an outstanding job of managing our property. Our property has never looked better in the four and a half years we have lived here. Marie and Jessica work very hard to address concerns and issues. They were persistent in working with us, our neighbors, and the plumber to get the leaky wall in our unit resolved. We are so thankful for that. When I email a concern, i receive a response within a day. They answer questions and provide explanations in detail. EPM has also worked hard to monitor who is actually living here with regards to rentals, and have made sure that rental regulations are being met. Things are so much better than they were when we first moved here and Campbell was managing the property.
I have heard that the board is actually considering hiring another management company. In fact it is a prior management company that allowed our property to deteriorate. This is truly insane. I cannot imagine why anyone would take this step backwards. It was under the management of Campbell that boards were allowed to let the financial reserves get too low. We can thank them for the special assessment we are under now. Under Campbell we had a manager who put bandaids on deteriorating items instead of fully addressing them. This led to several costly mechanical replacements and repairs after they were gone.
Things are running smoothly now. Why even consider switching management companies and starting all over with new managers and procedures. I'm thinking that the only possible reason to go back to Campbell is because a few board members may have personal ties to that company. Those board members definitely do not have the best interest of our association in mind and should definitely recuse themselves from any decision regarding this issue.
I have also heard that there is some complaint about our cleaning service. I am very pleased with them. They work hard to keep a large property clean. In fact the only issues are from irresponsible residents who do not clean up after their pets, especially in the elevator, lobby and stairwells. Those who complain about chairs not being put back in order in the pool area should consider doing their part and moving chairs themselves. There is a small percentage of residents who use the pool. They need to take some responsibility. If they owned their own single family home, they would need to take care of things like this themselves.
If the board feels the need to do something to improve our property I would highly recommend putting cameras in the elevators and trash rooms. That way they could detect who is irresponsible in cleaning up after pets, and continuing to put things like sofas in the dumpsters!
Please renew the contract with EPM so our property will continue to improve.

Another most important quality, is that the candidate is a "people person," which is paramount for working in a Condominium Association. Do you think working with a Board of Directors and residents are easy tasks? They aren't, as we all know, and can be a grind. Most folks cannot handle an administrative position in the Property Management of a Condominium. The stress is too much. The average tenure, of those in the Administration of a Condominium Community, is about 5 years.
Most people, in the workforce, go to work each day and have one particular job that they are maybe good at, but at least 65% of folks go to their jobs and don't even enjoy what they do. A Condo Administrator, for a Property Management firm, has a huge and difficult responsibility, arriving at work each day. They almost need a law degree to perform their duties, which include deciphering contracts, understanding Chapter 718, Florida Statutes for Condominiums, enforcing Rules and Regulations, Security, working with Insurance Carriers, Vendors, Contractors, Boards of Directors, and individual owners. Those are just a few of the tasks that a Property Administrator has to deal with each and every day, including the regular record keeping, responding to emails, preparing work orders, answering phone calls, and dealing with walk in residents. etc. Probably 90% of residents have no clue about the duties and the abilities of an Administrator to maintain an Association in first class condition. They must be licensed and renew every two years, after taking courses, to provide the best possible service for the Association.
Luckily, for Cypress Bend Condo II, we have an exceptional person that handles all of those vital issues, with grace and transparency. Her name is Jessica Turnquest and she is an efficient, diligent employee , and is always striving to represent herself and EPM in 5 star fashion. Having known Jessica, for over two years, she has always responded to my emails and answered my questions. She interacts very well with residents and is always courteous, with a smile on her face. She and our Manager, Marie Josephs, work very well together and keep all residents informed about the issues that arise. Her clerical skills are invaluable, including record keeping, database, computer expertise, and so much more. She handles her responsibilities with ease, as she has extensive real estate experience. She has my highest recommendation and EPM, I am sure, is very proud of her.

Dealing with a professional company and a professional property manager in Carol Garcia is refreshing.
